What encapsulation does
Encapsulation uses a sealed vapor barrier and planned air and moisture control to manage the environment beneath a home. The liner limits moisture moving from the ground into the crawl space. Sealing and a suitable drying method address additional moisture pathways. The details depend on the home and the conditions found during assessment.
What may be included
Your written proposal identifies the included work. Depending on the crawl space, that may include removal of damaged materials, a reinforced vapor barrier with sealed seams and transitions, vent and access-door sealing, appropriate insulation, and a dehumidifier or other suitable humidity-control method. Drainage, sump pumps and framing repairs are identified separately when needed.

Encapsulation should be planned around existing problems. Recurring standing water, an active plumbing leak or deteriorated framing needs attention before it is concealed by new materials. Our assessment helps distinguish the moisture-control work from repairs that must happen alongside it.
How pricing is determined
The size of the crawl space is only part of the price. Access height, cleanup, liner details, drainage, equipment, insulation and wood repairs can change the scope. We provide a written proposal after assessment so you can compare what is included. A square-foot price without those details can make very different projects appear equivalent.
Benefits
Is laying plastic the same as encapsulation?
A ground vapor barrier is one component. A complete encapsulation scope also addresses seams and transitions, air leakage and how humidity will be controlled. Compare the written scope rather than relying on the name of the package.
Will encapsulation stop standing water?
A liner alone does not resolve active water entry. Drainage, discharge improvements, plumbing repairs or a sump system may be needed, depending on the source.
Does every crawl space need a dehumidifier?
The drying approach depends on the design and conditions. The proposal should explain how humidity will be controlled and what equipment is included.
Can encapsulation repair rotted joists?
No. Damaged framing must be evaluated and repaired as a separate part of the work. Moisture control helps address the conditions affecting the wood.
